Version 5.5c of Spectra for Windows released for distribution
May 2005

In keeping with our 22 year commitment to annually enhance our products so as to keep our clients technologically current and competitive, Spectra is proud to announce the general distribution of major version 5.5c of SPECTRA for Windows. All our Medallion Service subscribers automatically receive this upgrade as part of their Medallion Service program.

Since its introduction in 1996, SPECTRA for Windows, our 32 bit property management & construction software, has undergone a continuous and exciting evolution to become one of the most user friendly, flexible, comprehensive, powerful and cost effective solutions available for both fee managers as well as owner/managers.

SPECTRA for Windows Release 5.5c incorporates new functionality and new reports in addition to numerous enhancements as recommended by our clients. Highlights of Release 5.5c include the following items:

New Reports

Custom – Rent Roll – David Buxton

This custom rent roll features four user-defined charge columns (Rent, CAM, Taxes, & Parking) in this example, plus the Balance Due, if it is run for the current month and the Paid Through Date.

Custom – Rent Roll – Investec

This legal-sized report shows the rentable sq.ft., rent per sq.ft. based on the current monthly rent, market rent, move in date, lease expiry, next increase date, last increase date, method of increase (fixed or percentage), options, deposits held, monthly rent and other charges. The report defaults to include moved out (inactive) tenants or future tenants.

Custom - Rent Roll - Januta

This custom rent roll has 12 columns showing the unit #, tenant name, unit type, expected rent, year to date days vacant, move in date, last increase date, deposits, monthly rent, other charges, rent received, and notes. Monthly rent is defined as all charges flagged as base rent, whereas Other charges are any charges not flagged as base rent. Rent received will be the total received from the tenant from the first day of the month until the date of the rent roll. 

Custom – Rent Roll – Kelson Group

This custom rent roll combines the Tenant Receivables with leasing information.

Custom – Rent Roll – RMA

This custom rent roll features the unit number, tenant name, deposit amount and 3 user-defined column headings for monthly charges plus the total charged each month. An analysis of the charges and vacancy also prints at the bottom of each building.

Lease Reports – Lease Messages

You now have a report to show you all tenants with lease messages

Job Cost Disbursements

This is a new report for Job Cost disbursements. Job Cost options have been taken off the other disbursement reports.

Job Cost – Project Cost Detail – Tonko

This new legal-sized report provides the following information at the Cost Account level:

Budget: Approved budget (A); per square foot which uses the building square footage defined in the building area item of the job cost information screen.

Committed Costs: Contracts (B); Change Orders (C); Revised Contracts (D=B+C); Non-Contract Costs (E); Total Committed Costs (F=D+E)

Forecast & Variance: Forecast to Complete (G=A-F+ Change Order); Projected Final Cost (H=F+G); cost per square as defined above; Variance Fav./(Unfav.) (I=A-H).

Actuals to Date: Total Work Completed (J=K+L+M); Hold back(K); Paid to Date (L); Current Pay Request (M)

Cost to Complete: Cost to Complete (N=H-J)

Print Cash Receipts Worksheet

This new report is designed to assist property managers in their collection duties.

Print Tenant Statements – Investec

This custom tenant statement is similar to the Towle statement in that it has a tear-off remittance advice at the top and the option to Print Next Month’s Rent. In addition, Unapplied Credits and Unapplied Payments are listed and subtotaled separately and the tenant’s name and address prints in the bottom section:

  • 72a Actual, Budget and Last Year Current Quarter and Year to Date with Variance $

Monthly Menu

Begin Month – Charge Rent

The Begin Month program will charge all rents with a valid charge date on any date within the month, whether it is the 1st, 10th, 20th or any other day of the month.

Tenants – Collections

We have added a Collection tab to each tenant to enable you to monitor receivables sent to collection agencies.
